These Terms of Use govern your use of mortgagelens.co.uk (the "Site"), operated by Bytes Reality Ltd. By using the Site you agree to these Terms. If you do not agree, please do not use the Site.

1. Information only — not financial advice

MortgageLens provides tools, calculators, and data for informational and educational purposes only. Nothing on this Site constitutes financial advice, mortgage advice, or a recommendation to buy, sell, or remortgage a property. MortgageLens is not authorised or regulated by the Financial Conduct Authority and is not itself a mortgage adviser. You should always seek independent financial advice from a qualified, FCA-regulated mortgage adviser before making any financial decisions.

2. Data sources

Property price data displayed on MortgageLens is sourced from the HM Land Registry UK House Price Index, published by GOV.UK under the Open Government Licence v3.0. This data is updated monthly and typically lags by 2-3 months.

Interest rate information is sourced from the Bank of England and publicly available lender data. We make reasonable efforts to keep this information current but cannot guarantee real-time accuracy.

3. Calculator and report accuracy

Our calculators and the Mortgage Summary Report tool produce estimates based on the inputs you provide and standard financial formulas. Actual mortgage offers, interest rates, and monthly payments will vary depending on your individual circumstances, credit history, the lender's criteria, and prevailing market conditions. Results should not be relied upon as a guarantee of any particular mortgage terms.

4. Personal data and privacy

You can use the calculators, property price pages, guides, and interest rate data without giving us any personal information. Some optional features (the contact form, broker enquiry form, Mortgage Summary Report, and embed signup) ask you to provide personal data so that we can deliver the feature to you.

5. Mortgage Summary Report

The Mortgage Summary Report wizard generates a PDF summary of mortgage application information you choose to enter. The report is a fact-find aid intended to help you discuss your situation with a qualified mortgage broker. It is not a mortgage application, an agreement in principle, or a recommendation. Reports are accessible via a unique link; anyone with the link can view the report, so please share the link carefully.

Where the Site is used in "broker mode" by a regulated mortgage adviser to produce reports for their own clients, the broker is solely responsible for the contents of those reports (including any branding, scenarios, and disclaimers added by the broker), for compliance with their own regulatory obligations, and for the lawful processing of their clients' personal data.

6. Accuracy and liability

While we strive to ensure the accuracy and reliability of all information on the Site, we make no warranties or representations, express or implied, about the completeness, accuracy, reliability, or suitability of the information, tools, or calculators provided. Any reliance you place on such information is strictly at your own risk.

To the fullest extent permitted by law, MortgageLens and Bytes Reality Ltd shall not be liable for any loss or damage arising from your use of the Site, including but not limited to indirect or consequential loss, loss of data, or loss of profit. Nothing in these Terms excludes or limits any liability that cannot be excluded or limited under English law.

7. Third-party links and services

The Site may contain links to third-party websites, including mortgage lenders, financial advisers, and government resources. These links are provided for your convenience and do not signify endorsement. MortgageLens has no control over the content or availability of external sites and accepts no responsibility for them.

If you submit a broker enquiry, we will pass your details to a qualified, FCA-regulated mortgage broker. That broker is independent of MortgageLens, will provide their service under their own terms and privacy notice, and is solely responsible for any advice they give you.

8. Intellectual property

All content on MortgageLens, including text, design, calculators, and code, is the property of Bytes Reality Ltd unless otherwise stated. HM Land Registry data is used under the Open Government Licence. You may use our tools for personal, non-commercial purposes. Reproduction or redistribution of our content without permission is prohibited, except where we explicitly permit it (for example, our embed widgets when used under our embed terms).

9. Acceptable use

You agree not to: use the Site in any unlawful way; attempt to gain unauthorised access to the Site or its underlying systems; submit false or misleading information through any of our forms; or use automated tools to scrape, copy or overload the Site.

10. Changes to these terms

We may update these Terms from time to time. The "Last updated" date at the top of this page will reflect the most recent version. Continued use of the Site after changes constitutes acceptance of the revised Terms.

11. Governing law
